Real Property Investigations. Real Homes. Real Solutions.
Every property tells a story, but identifying the true cause of damp, condensation, mould or timber decay is rarely straightforward. Symptoms often appear in one location, while the underlying defect originates somewhere completely different.
Many property defects can look similar at first glance. Stained plaster, peeling paint, mould growth and damp walls may all appear to point towards the same problem, yet the underlying causes can vary significantly. Applying the wrong repair without first understanding the source of the defect can result in unnecessary expense and the problem returning.
For over 30 years I have worked across a wide range of residential and commercial properties, investigating building defects and carrying out repairs across multiple trades.
This practical experience has taught me that every investigation should begin with careful observation, logical reasoning and evidence gathered on site before any conclusions are reached.
The following case studies are based on actual investigations undertaken by Property-Fixx Ltd. They demonstrate the process followed on site, from the customer’s initial concerns through to the investigation, diagnosis, repairs carried out and the outcome.
Each case study has been written using real site observations and photographs taken during the investigation. They are intended to demonstrate how different building defects can often present with similar symptoms, whilst requiring completely different solutions.
Rather than relying on assumptions, every investigation focuses on understanding the building, identifying the mechanism causing the defect and recommending repairs appropriate to the evidence found.
No two properties are identical, and every investigation is approached on its own merits.
